How NOT to Close on a house...
Having disposed of the excess furniture, we are ready to close on the sale of this mausoleum. Friday afternoon (we close on Tuesday), we get a call from our agent telling us that the buyer's loan fell through! I am in shock, I feel like I am having an out of body experience. I can't understand how this could have happened. Now, mind you, I am aware of the problems in the mortgage market currently and I understand that people with bad credit or funky loans are not getting by, but we were assured that these buyers had a good income, and had gotten a regular 80-20 mortgage where they put 20% down. When I regain consciousness, I call the agent back and tell him to start earning his enormous commission by finding out what is going on. I feel particularly sorry for the lady whose house we are buying. After all, I was not fully packed up yet, since we had arranged to rent back for a week while we had new wood floors installed in the new house, but the nice lady who sold me her house was supposed to move out on Wednesday! Later that day, I get a call from my agent, who reports that the buyers, having been approved for the loan, promptly went on a spending spree, and bought a lot of new stuff on credit. This changed their credit debt to income ratio, and lowered their FICA score. The bank, in their usual thorough way, RE-CHECKED their credit score the day before they were scheduled to release the money, and when they saw how far it had dropped, they decided "Nah, not going to risk it". This little fiasco has finally got all four real estate agents actually earning their commissions, they have all banded together and are frantically trying to find another lender for this guy, so that both of these deals do not fall apart and all four of them are out their ridiculous commissions. After a tense few days, I am informed that the boys have found the buyer another lender, and if I will just extend the closing date until June 6, all will be well. I am told that this deal has been approved by our seller, she has already moved out of the house we are buying and has no desire to move back in and try selling again, she would rather wait for us. I am also ready to extend the closing date, however, I want something up front.....
